If where I live had cheap houses in the 50k range then it would be a no brainer for me, but I live in CA where scaling wide to start is impossible because properties are so expense (1-2% rule aint happening here) so I have to make some hard decisions about what my goals are for getting started.I wish there were some general guidelines that work for all newcomers, such as invest local with a single family home and learn about fixing it up and being a property manager (conservative approach), which seems to be the only choice for some people.

NOT replacing them and potentially dealing with the same thing with the value after we rehab OR doing all the other renovations first and then having to rip up some of the renovations such as the new flooring after they are done because I dont have a choice in removing the radiators.Appreciate your responses & anything helps!

I am willing to rollover from my current 401K plan to another as long as this other account has a loan provision option.Options that were proposed to meI was looking into a self-directed 401K plan, however when I spoke to a representative @ Schwab their plans do not have a loan provision option either.Roth IRA accounts, no loan provision option Personal Choice Retirement Account, no loan provision optionWhat is the reasoning for wanting to do this?

Yes there might be lenders who would still give you a loan but it will limit your choices.
