Probably more of a 10K-20K reserves scenario if you buy a fixxer or much older property.But even a rental with just cosmetic problems will have odds and ends to tend to , be it a running toilet, failed appliance, stuck window, etc.

Don't ask for seasonal flower colors to complement the skirting.Once you start these tasks you will increase the pride of ownership among your tenants and will see that they will begin to invest in the appearance of their homes through painting, removal of foil from windows, etc.

Now, if you're not a professional, how can I be assured that all  the doors actually close or even stay open, that the windows seal, that trim actually fits as it should without filler or that a joist  you replaced was properly sized?

This one is a little more extensive, we are putting in all new windows and doors, a new roof, new water heater, knocking out a couple walls and still the full cosmetic makeover.
