@David M.My situation is pretty unique in that we will make a lot more W-2 income in 2021 (due to a bonus that I received in Jan 2021) than we will in future years.

The duplex is 820 feet from a qualifying bus Transit Stop on Olympic and La Cienega and 1,300 feet from New Metro Station at La Cienega and Wilshire Blvd.The location qualifies for a Tier 3 TOC zoning bonus of 70%.

That way the first year you get the 1st month without a mortgage payment and the 1st year lower taxes as bonuses. 

“Anchor” is a bonus – not necessary, but great to have.

I want to sign up for the CT mls and pay to hold my license. 

You and the partner can work up a performance bonus or something to incentivize the right things if you end up going this route.Either one can work, depending on what you and the partner are most comfortable with.

Is depreciation and bonus segregation handled in a similar fashion in Canada? 

Added bonuses are that you can make sure that you enjoy it, make sure that you are good at it before getting yourself into any situations, and can make a nice living off of it!

Just a nice bonus when caps get driven down to 6% or lower like we're starting to see.

So I prefer to just consider any of the speculative returns as bonuses to my bottom line.
