This particular aspect of investing couples really well with possibly-gentrifying areas: if you’re making money in a rental, why not do it in a place that’s also probably gentrifying?

This is certainly the case in REI as well as many other aspects of my life.  

I am new to the wholesale aspect of real estate – so a partnership with an experienced wholesaler in this area would be great until I become comfortable completing the deals on my own.

In most instances, if you're upfront and try to explain what you are doing a typical seller will not understand and will be driven away from doing business, especially if you bring up the possibility of not closing.Bashing wholesaling or not, I'm sure a lot of new wholesalers could educate themselves on the moral aspects of the business through this thread.

HOWEVER, as a 21 year old young lady, I'm pretty unknowing to many aspects of the business.

Once you go a few streets towards fairgrounds it can get more towards the lower renter quality and even poorer quality maintained homes.Maintenance aspect is higher here for these homes though anyways.
