The owner, Henry, is a great guy and I still like and respect him quite a bit.

After reviewing various posts on LLCs, I'm not seeing great insight on how experienced investors would start their career, if they had it to do over, with respect to using an LLC or some other entity rather than using their personal name.

Ideally, the buyer would want the PLN income from the property to cover his mortgage so he has a foreign currency in that respect.

Doesn't mean you shouldn't respect it and take care of it or anything, just means you have to look at it as an investment...not a piece of personal property (if possible). 

Also be respectful of their time.

Just do your best to screen them well and find roommates who will respect your property and not trash it.   

Saves me on maintenance and the tenants love the cleaner look of the built-ins and simplier to go in an out.It helps if you can get the respect from your tenants (and it depends on your clientele). 

Both tenants are girls, they are clean, quiet and respectful so they really are really good Roommates/Tenants.

Just with you initial numbers, and your insurance and tax numbers above of 80 and 216.67 respectfully, you are red. 

I took on this project one step at a time and respected my limits on days that I wasn't feeling well.
