Now, here's where it gets a little tricky but I believe if you get a qualified tax company that deals solely in real estate tax accounting, they should be able to offer discounts on processing a portfolio of properties tax returns as you begin to grow.

Thank you @Todd Dexheimer and @Michael Le@Jeff Greenberg it's a very light value add. most of the heavy lifting had already been done. for this deal it's more about getting a solid, low risk income stream for the investor. in short we'll make cosmetic upgrades to units when they turn in order to keep growing rents 2% to 3% average per year.

Tenants that are one flat tire away from missing rent will not result in quality cash flow, and yet ironically these type of tenants are the kind that tend to rent in the type of neighborhoods that show the highest pro forma cash flow projections on paper ... too bad those cash flows aren't what you will actually get during a downturn, and you spend much of your time chasing down rent as opposed to growing your portfolio ... too bad that the increases in rents and prices will not tend to keep up with inflation in many of these neighborhoods too ...

I don't ever remember looking for a house and filtering it by heating type, so it probably will not affect your buyer traffic either way.If all the other homes in the area have the same gas boiler heating system then I would leave it alone.
