The problem is, with that rent range,  at the bottom you could have negative cash flow.

  $100M was written in the lease by previous, well-experienced landlord and assigned to me at purchase.In my research, I have had a difficult time trying to nail down exactly what the premium difference may be from $100M to $50M but with the recent surge in prices, the best data I have so far is in the range of $750~$1k per Million of coverage.... so anywhere from ~$40~50k/year. 

Lots of books that you will have to buy, but they are reasonable and cover a wide range of real estate topics.

For one of my rentals, my typical tenants have a combined income of 200K-400K, a networth in the 2-5 million dollar range and 800+ credit scores.

The bids were in the 10-12K range.

The area I currently live/work in has absolutely no opportunity for a home in my price range.

@Jonathan Klemm We’re looking for multi unit in the 80-100k range with some cosmetic work, also willing to look outside of back of yard if it’s a better deal.

The sold comps they use are all over the board, they use comps that are over a year old, and a wide range of sizes.
