My end-state is to start my own PM company to manage my own investments and other investors portfolios in my area.So now to my question(s):In regards to eXp Realy, do they have a non-compete or anything in their agent agreement that would prevent me from doing PM while attempting to work as an agent in the evenings/weekends?

I am thinking to go with the latter option, but with vinyl, because it seems like that will permanently solve the wet dog smell, and also prevent cases where animals or babies pee on the floor.Any feedback on my thoughts?

@Eduardo Beltran Hi Eduardo, from what I hear about lease options, it's difficult if an owner does not own a property outright because lease options sometimes fall under a loan's "due on sale clause" which prevents the owner from doing that.

It seems like you can acquire properties cheaper, generally in decent condition and if it is a preforeclosure you are actually helping people out in a financially difficult time by preventing them from having to declare bankruptcy.

By the way, most of my owners make more money with me than they would managing on their own or with another PM because I prevent losses they would normally experience through below-market rents or mismanagement.The difficult part is finding a good property manager.
