They may keep it around as a gift to independent mortgage brokers, but that's all it'll be.DSCR is not the cavalry coming to save the day, it's not a knight in shining armor, I strongly suggest that everyone pray to a different God (but, again, hey, go ahead and close the DSCR loans that people call you to ask for, may as well enjoy it while it lasts, I've noticed the uptick in phone calls from this niche too & have been closing them myself [dodged the bullet when Sprout pulled the plug, didn't have any active loans with them -- knock on wood I can keep dodging it, but when all the non-QM/DSCR lenders are posting cooked books to trick idiots on Wall Street into thinking they're not pets dot com, it'll take some luck too]).

Zillow "listings" are free, that's all we use.You can pay for a "Premium Listing" if you want, but we have not done that.

@Chris Levarek I calculated a 35% increase over last year's premium, so definitely noticeable. great question, and my taxes should increase substantially; previous owner had a long standing homestead exemption in place

So if you are outside the loop, or in the burbs that are just inside, where the good schools are, you are competing with people trying to find their primary residence, and the market for good school districts is crazy hot here, so SF houses are going for huge premiums and the top rents in the area just don't support that premium of a price.

The median house price in my neck of the woods is 700K(ranging from 300s in some small markets to a million+ in others). as you can imagine school districts are all pretty good as well; of course some more so than others.

Purchase Price: $65,000Projected Repairs: $80,000Projected ARV: $225k - $240kRight now I am finalizing our budget numbers on this one but the scope of work needed on this is as follows:- New siding- New plumbing & electrical wiring- New Roof (30 year composition) - New Front Porch & Portico- Replace rotted wood on small addition for the hot water heater- New Site Built Cabinetry and Extensive Crown Molding trim & builts- Open the Dining, Living & Kitchen walls to one another (Open Concept)- Increase the Living Room ceiling height to 9.5 feet- Sand & Stain floors- Replace (1) window (Amazing enough ALL the windows are in STELLAR condition!)

I am just not sure how it will look after the roofers install metal coping etc there, or they would be careful about "aesthetic" details :)Exterior/wood is also deteriorating, but I guess a painter can scrape the old paint and caulk for waterproofing.
