It's a great overview of the many methods of investing in Real Estate, and along with Hold, another Keller book, really put me in the mindset of REI. 

I had to have my parents on the loan due to me being a full time student and the money I get from the GI Bill not count as income.  

Like your standard late-20s, I've got student debt and a meagre savings (I support my parents as an additional monthly expense) and I'm just wanting to learn before taking the plunge.

Yes, It would be drawn upon the equity of my parent's property.

So here is the guy knocking on my door while i was at work, my son opened it he dramatically asked if his parents were at home.

Also, I live out of town so I'd have to fly in several times to manage the rehab, although my parents will be living there and managing most of it.
