The pictures they send of the grass being in “violation” don’t look bad to me at all, I drive through the hood on a regular basis and other homes are much worse, tenant uses a lawn guy so I know it’s getting mowed.

A 4000 unit appartment holding company will need a different defense strategy compared to a landlord who owns 3 SFR's (and is leveraged 75%) - just not enough meat on the bone.In the end it's a personal decision you have to make and it is between legal risks (getting sued) and financial risks (rising interest rates).

That's 3500Then close co, title insurance etc cost $7278, there is $2500 of closing fee and the rest if title insurance, lien search, surveys.Then lender attorney asked for $4600 which is very rich, he found something that looked like a title cloud to him, and I had to hire an attorney to represent me, as there was a problem with a badly done florida land trust...Being non resident non US person, I had only found people who would lend me at high rates such as 7.5%, so that 5.5% sounded less bad, but the cost of it all changes the economics of the deal, and it was disclosed at the last minute, the lender never gave me an estimate of that.

Second, real estate investing is not my full time job currently, I have other sources of income so a little bit of cash flow every month is not going to make any difference to me at the moment.As I also said in the initial post, the areas that I'm looking at will not produce any cash flow at the moment.
