They have a massive buyers list for their projects.What are you brining to the table besides the deal?  

However some deals - on higher priced properties produce in the order of $30,000 and $40,000, with the occasional massive profit on really big deals.

So does ALL cash deals equal immediate massive cash flow ?

There is no massive immediate profit in the deal if you are planning to buy and hold, and you do not have a mountain of money to tie up.

It's the same for stock pickers, there's been a massive rising tide on both fronts.

I took that equity in one San Diego little condo and traded it in for massive cash flow and using the Apartment complex business model have a property manager due all the heavy lifting and have become financially free, with $120,000 tax deferred cash flow per year, while forcing appreciation on 6 Apartment complexes and going from 10 rental properties in San Diego to now 87 front doors and counting.  

It's pretty easy to get blinded by the massive ROI [on paper] when looking at 100 year old homes in Class C- neighborhoods that rent for $550-$600 & that can be picked up for under $30k.After you do lots of DD in the area you are thinking about, I would suggest making the 4 hour flight and stay a few days before making a purchase.  

I don't plan on massive renovations or additions.

That, and assuring you have a basic hazard insurance policy will cover you pretty well against anything massive.
