My plan is to rent them for the next 5-10 years and then sell them and run as far and as fast away from New York State as possible. 

I know clients that have done these line of credits, and a lot of times they end up paying a lot in interest + more paper work.

Real estate as an agent or investor is hard work, and a lot of him is a mental battle more than anything.

Or go the route of buying a single family, doing some upgrades, live in it for at least 12 months and a day and then pull out some equity to go buy another and rent that one out.

It takes a lot of hard work and a lot of money but overtime is very forgiving!
