Thanks @@Stephen E. it's a young couple, both very sharp, both read the entire contract, he just mentioned he got a booklet from his previous renter and was inquiring if he could get one, I should have asked him if he still had the one he gave him?

If so, and if it shows a clear rise in power usage over the prior year when compared to the current bill, then I'd draft a letter or email to inquire with the tenants as to if they are aware of any possible cause of the power usage increase.

simplify your listing, simply put,, add your rent criteria, your credit screening, occupancy limits and simply state you will respond in kind to inquires that meet or exceed the limits you post and that showings are by appointment only, no responses will be made other than business hours... put in what you want if they can't read don't respond.
