@Ali Boone Cheers - not sure of my budget just yet; I'm used to having done traditional lending through banks and don't have much experience cash-out refinancing yet, but currently reading up on all that stuff and exploring options.I'm actually from Charlotte originally so I would feel a little more comfortable investing in the city....I think for OOS I would prefer something more turnkey at first unless I was very confident that I had good contacts (contractor) "on the ground."

I've invested in/renovated a number of single family properties in the suburbs of Philadelphia (Mainline), with values ranging from $400k-$1.3m and decided to tackle a significantly larger project 6 months ago; comps were incredible with high sale prices and very low days-on-market, it looked like a home run.The loan is under an LLC but with a personal guarantee; the renovations are complete and the house is beautiful, but the market has been unbelievably slow compared to the previous 3 years, on which our financials were based.

I was comparing apples to apples but apparently an LLC through another business avenue is treated differently than RE.

It is a bit scary making a long distance investment, but I have multiple people on the ground who are co-investors, one of whom is managing the property.
