For a great presentation, create a PDF with property details, photos, comps used to support your ARV, description of what needs to be done on rehab/repairs, numbers breakdown showing how you arrived at the profit number for the investor, etc.

I do see in the property description that it has been "renovated top-to-bottom", and that does sound promising, but relying on seller stipulations can be a bit risky.

Once a joint tenant passes, the ownership is divided equally to the surviving owner(s).What is mention in description above is 1 reason we want to get brother "on title" vested as me and bro, single man, joint tenancy.
