most agents for new construction that are just handed to them.. will take a reduced fee if its just as simple and listing on MLS and then DUCK when all the offers fly in.you have to determine what your personal time is worth... do you want to deal with the other agents.

., lawyers, accountants, contractors, property managers - to show that you are not just someone who is fly-by-night, but has people behind him; (3) a description of the kinds of deals you plan on doing, including your investment thesis - why you think these are good deals, how long you plan to hold, what your exit strategy is, etc.; (4) who is qualified to invest and what the minimum amount they must commit is; and (5) a form for collecting their information, including name, address, phone number, email address, past investment history (to show sophistication), accredited investor status (you can google this), and the amount of money they would like to invest if you show them a live deal.You should expect that up to 90 percent of the people who provide all this information will never actually invest in a live deal, so you should make sure to collect these indications of interest for several times the amount of money you actually think you will need.

The intent is basically vacation home.If you ever wanted to refinance it and get that 'second home' interest rate, I don't think it would fly if Schedule E showed 365 "fair rental days" the year prior.
