Am I being too complex or should I just make rent due based on the start of the lease and have them pay me the full monthly rent on the 14th of every month.  

Some recently delivered apartment buildings struggle financially and defaults occurs - the short term office/rental sector gets hit hard- office lease up grinds to a halt as employers space corporate expansions and decision makers get pulled into more important decision making (or unable to make decisions - same goes for A&E folks consulting them)- trade slows down causing industrial to suffer- retail assets struggle with consumers taking a 1-3 month pause from eating and buying goods/services - after 2-3 months of reduced sales, struggling retail companies (especially mom and pops) face dire financial situations and are forced to close I don’t think real estate will be impacted tomorrow, but by 4Q the industry is going to be impacted heavily after the impacts cause loans to default from higher vacancy and lower income  Definitely potential for all of these things to come true.

In the past i've had experience with entertainment, appearing on PBS and taking part in local films and grabbing a news spot. 

It was one of my favorite deals and is still a huge money maker for me.

It reminds me of the classic film Casablanca where everyone is seeking and/or waiting for their letters of transit to leave occupied North Africa.

GP is very sensitive to PM fee as they have to return the money back to investors :) but pop and mom investor don't too sensitive that, 12-13 % doesn't make real differences if PM is extremely pro-active.Also there's this turnkey startup that's also offering PM as part of the package, with the rate of 15% in Texas.

Many turn-key PM's are barebones as the money maker for the outfit is selling turn-key homes.

We do corporate housing for the film and tv industries here in Georgia and this provides our family with tremendous returns-- It was just a thought, since you already have some experience and see the returns you can expect, maybe you should look into it!

I'm not sure this is what the law makers intended.
