The studies being released show how different industries appear to be increasing their profits with hidden or bogus fees that can harm consumers and companies that have honest business practices. 

You literally CAN'T sell for at least 3-5 years because you wouldn't have enough to pay the fees associated with selling a conventional way, nor would it have been worth it for you to do so. 

Secondly, is it common to do a normal application fee for background and credit?

If you're charging an application fee, expect to get pushback from tenants if you change the terms after they pay it.

Is it normal for a contractor to charge $150 fee to inspect a property in order to give a bid/line item estimate?  

Most properties have a smaller spread between STR and LTR and when you factor in utilities and other costs and then the cost of furniture I do not see people making money in first 1-2 years at all. 

I'm a licensed general contractor and we prepare bids for a fee if it's a service you need.
