I am extremely passionate about real estate and typically all of my eggs are in the real estate basket.  

Building multiple streams of income sounds great, but it can be extremely distracting and cause you to be spread too thin between your businesses. 

Actions, that's what speaks loud right?

On the other extreme, I had one tenant live in our condo for 10 years with only one maintenance request (amazingly, the place was still in excellent condition when she moved out).  

If you put on your projections to get rent from 6 units and find out that more than 4 are not allowed, it could make the deal go sour real fast if you've already bought it. 1000 per month for rent for 5 to 6 units seems extremely low.

I contacted Arch, but they really only do commercial work/ extremely high end. 

It's in a quiet town extremely close to Des Moines Metro and in a good school district.

Always do a background/credit check, call their last two landlords, collect a security deposit, have a formal lease, call their employer to verify income and to get an idea of how they perform at work and be extremely clear in your standards.

During that time i’m sure my tenant was extra loud because nobody was below him, he likes to have people over and play music...I told him a couple times about keeping the noise down..a couple nights it’s been 2am and i hear music thumping!

I figured I would get some resistance but this is a little more extreme than I’ve encountered before.
