Best way to find them is to contact For Sale By Owner's, Expired Listings, and For Rent By Owner's (in that order).

Both are long term tenants on month-to-month basis (expired leases that converted to 30-day notice agreements).

It sounds like she is also a bad tenant generally so I think when her lease expires do not renew.
