Research competition  and determine their profitability and how much they spend on marketing, how many employees they need, and how much time the wholesaler needs to devote to the business.  

I just want to do things within the law and if a RE license is required then I can certainly get it within few weeks IF NEEDED. 

It depends on the lender and the way the OA is set up. if it is only a 2 member LLC and both members have 50/50 ownership, then both may be required to be a PG.

Bigger Pockets is a great place for education and networking. 

From what I’m seeing, it looks like (and should continue to look like) the clay, Cicero, and Liverpool areas are expected to get some of the higher appreciation in the coming years due to close proximity to Micron (Zip Codes 13039, 13041, 13088, 13090).

How did you find this deal and how did you negotiate it?

What types of properties are you trying to finance and in what markets?

We've used a roofer here recently and he is cheaper.
