If it doesn't hit for another five years, you will have a very nice rental property that hopefully you can still cash flow on while you wait it out (just like the Renaissance).I am excited to see downtown changing, but to advise just jumping in to a rehab project because everyone else is buying it up is ignorant at best and idiotic at worst.

I always expect to get hit with a thing or two from the buyer in repairs or concession during the option period, if I am selling through a realtor.The only other issue I see with all this is you said that you would be doing all the repairs yourself.

Thanks for the participation.The questionaire is mainly to determine peoples knowledge on the matter.There is a alot of hype on renewable energy technology in the home,this research is to prove that insulation is more effective than renewable energy technology.If everyone knew how energy efficient insulation can be then government targets can be easiliy met.
