Malcomb, thank you for the advice, I've been investing and currently owned a couple rental properties, been trying to expand my footprint into real estate investing and expand my portfolio, looking into a couple directions, 1- Looking to buying commercial multifamily, 2- wholesaling to get additional capital (buy-hold).Wholesaling is new to me and been readings, there's are several factors to overcome and become successful in wholesaling so I'm hoping to invest in a coaching program helping me overcome the difficulties and shorten the time self-learning and have a higher chance of success.

Tenants often have enough difficulty getting deposit and first month rent.  

Rents can be tough to collect, but like most urban locations, the difficulty in collecting correlates with lower costs of acquisition.Property management is tough in Detroit b/c crime/corruption tends to spill over to fleece out of state investors as well.

@Ryan Loch good luck in your venture although I cannot offer insight to this I am very much in line with your thoughts on not investing in SoCal because of difficulty in finding CF+ investments.

@Clinton FainI agree with @Matthew Crivelli on how low the rents are and the difficulties you will have finding a DSCR lender.

LLCs are cheap in most states, (not all note California) and not all states give the same weight, but all states give some.There are still drawbacks to using LLCs, like more difficulty in getting loans, or higher interest rates, annual filings, keeping minutes, etc.
