Best Website for Home Comparables?

I like to hold appreciating assets and load up, buy as many as I can, and sell down prior to peak, when you see more supply/volume coming to market. 

When comparing loan options, the calculator says a 15 year loan at 4.75 percent would be a -182% cash on cash roi, while a 30 year loan with the same interest rate and same terms is a +94% cash on cash roi. 

I appreciate this would be a prohibitive transaction prior to 59 1/2 yrs, but wasn't sure of the rules afterwards?

Make sure you get all the leases from tenants and payment history prior to taking over. 

Although in our line of work we are very equity heavy compared to income properties which can be leveraged 75% these days ??? 

The house I'm trying to compare to was built in 1935.

I believe he is doing it for the prior landlord to generate more money off interest and such.Which is what I will be doing.

I just recently thought of this since literally in my neighborhood my exact home floor plan and layout just sold over 279,000 and another comparable sold 270,000. 

I think Tennessee is comparatively landlord friendly though.
