Approach:It has been hard to find anything a decent enough deal in my area (CA market) and within 1-hour driving distance based on my initial assessment.

That's not the runway to launch of a successful BRRRR series of plays.The heartache will start at overwhelming if you live within walking distance from your money pit and double for every additional further mile you get from it.

There are parts of our city here that may seem really suspect from a distance, but when you get up close and see what's happening in the neighborhoods and surrounding areas, you find there are some diamonds in the rough.

I came across David Greene's BRRR book on Amazon a couple of weeks ago, bought and read it and I am currently reading his Long Distance Real Estate Investing.Our previous investment strategy was to buy, hold and pay off our two rentals.

The reason I am looking in these areas is because I work in Brooklyn, first exit off the Verrazano Bridge and I would like to maintain a decent commute.

You now have no distance from the tenant, no third-party to check with, making it much more difficult to negotiate. 

If you are comfortable with distance then there are some good communities in the interior and in Alberta.

There seems to be some conflicting feelings about out of state (OOS) investing; some people insist managing from a distance isn't worth the hassle and/or that the grass is NOT necessarily greener, while others have demonstrated success with OOS.
