The only ones that make money on the sidelines are coaches :) Always deals.

I see the folks who have left good W2 jobs, paid big bucks for coaching/mentoring-whatever you want to call it from a few of the more popular syndication leaders and kinda scratch my head.

Imagine if a football coach didn’t think ahead and set a game plan?

If I told everyone that I coach to start with a 200 unit apartment, most would never get started.

Sometimes the coach turns into a pumpkin. 

I used to coach teachers that wanted to start a side business and I always encouraged them to create a life plan and then figure out how the business would fit into and enhance that plan. 

Great players have great coaches, suggest most folks would benefit greatly from being super focused on a niche and rubbing elbows w/the best.  

Gurus or coaches can be expensive, and you'd rather not waste their and your time by asking simple concepts that a good book/podcast will answer 99% of the time.

this way you can network and get an in-person feel of a potential mentor/coach. be sure to fine tune your key words / phrases on here so that you will be notified whenever a thread is discussing a topic of interest to you.  

They will first meet much of the requirements and shield you from many liabilities, but also have the knowledge and will coach you through the best ways to do the rest of things.
