Title gets back the affidavit and the husband had 5 children from a  previous marriage and the deed had no right of survivorship which would automatically pass the rights to the wife.

.- Have enough wealth accumulated by age 45 to afford college tuition assistance for 1+ children- Stop ALL W-2 work at the age of 60- By age 60, have enough income through military retirement, cash flow, and other ROI to cover living expenses + leisure (travel, hobbies) for my wife and I; goal would be to have no mortgage on primary dwelling- Establish a trust worth a darn to my wife, children, grandchildren, etc.

This building will be the difference of my wife having to continue to manage our other business vs hiring that out and being able to live comfortably off of our rentals with her being able to devote 100% to our children.

-there is a brand new apartment complex going up next to my place so worried about the competition-it is a very niche market neighborhood...the schools are horrible so only older people or families with not school age children will want to move in, my rent price is around $1800 and it is a condo with no garage or yard so that limits people there.The good-home is water side and 30 seconds to the beach so I would think that would attract people- the area has lots of new buildings coming in and is starting to attract some businesses. - they are putting in a new outlet mall about 5 miles from my place-when people do get tenants in the neighborhood they tend to get pretty high rents -home is brand new so if I rent it out there should be really low maintenance issuesThe Situation- My property has been on the rental market for 30 days now and have had a lot of interest but not even one application turned it yet.

.- you'd have a large pool of buyers for your pricepoint given the size of the home- your home has the good schools that folks with children want- your home has good infrastructure that comes with being in Redwood Estates (Comcast).

I got in the unit today and there are a few things wrong with the property:Smoke smell throughout - yes I have no smoking in the leaseStuff everywhere, furniture, tables, bed, chairs, power wheels - stuff everywhere that will require a dumpster to removeDamage to downstairs ceiling from upstairs leak, broken utility sink, damage to garage door, paint on garage floor.Not sure why or how or what, but there was a 3-pack of "Bed Bug and Flea" Bomb cans with 1 can missing - please help me on that front!!!!

Once you get your reserves good to go, move in a year, rent the 2nd unit and repeat with more Multifamily properties or Single Family Homes.If I hadn't been married with three children when I started landlording, that's what I would've done.Good luck on your RE journey!
