I believe Muskegon through Montague are up and coming vacation areas that have been passed over for a long time.

I know a lot of people target the travel nurse demographic, but there are also a lot of patients that come for long-term treatments and need housing.Does anyone have experience catering to this demographic, and what are your thoughts on making the house ADA compliant? 

They should be negotiable on this, as long as you use a professional, but it's ultimately their choice.

Hard money lender finance rehab projects all day long, so they are pretty good with estimating ARV, profit margins and etc.

Why do you think purchase contracts are so long and have such small print?

It has long been a favorite for local investors and in the 6-8 years the word spread and it is a hotbed for many more now.

If you think you can buy a property in Detroit, or Cleveland for that matter, that's going to make you more money in long term appreciation than a property in Miami would, you've got to be a drunken idiot.
