If the LLC takes out the loan in an arms length transaction, then you have more protection against the creditors and individuals involved in the liability in that situation limited to those assets in the LLC.

I understand that the 50% rule of thumb is based on surveys in which individual expenses for rentals add up to 45-50% in the aggregate of which taxes are around 10% of gross rents.

I'm really glad to see another younger person involved in real estate and investing.I pretty much have the same situation as you, my mother is supportive, and no one in my school of 2500 students has a clue what any of this is.I'll tell you, from my personal experience, people (most the time) view you as a very driven individual and are impressed.Ive yet to receive a negative experience due to my age.unfortunately, I'm only 15, but my mom is willing to sign my contracts and basically be my business partner.Starting out young is the best thing you can do, you can re-invest many of your profits since you don't have debt or a family to feed.Congratulation's on your investments ($5,000 is pretty decent for 17)and keep learning.

I have been coaching some new investors over the last year and decided to start writing down the basics for they and others that I can share with in the future.I have addressed some of my own frustrations as I learned the ropes but my experiences are of course different than what others have experienced.I would love to hear what you found the most frustrating or what was your biggest road block to getting started in real estate.Thanks for your insights!

I bought a license and installed it myself on my server and configured it myself as well.That is why it looks as bad as it does.I have done more research and think I might have to go with MovableType as my blog software, not sure yet.Has anybody got contacts to a company or individual that is experienced in Blog software customization etc that I could hire for the re-implementation of the software?

If you are required to give any personal notice then make a new lease to the person behind the door.Having two individuals who are not married can present problems as to who can be made to pay for damages, it may be equally between them, not good, or it could be either one being fully liable, taht will come down to state law and local custom to how a judge thinks.I have had many college students and this is commonly arranged in this area.
