I share your longer-term concern about anything even near a beach as ocean levels are rising and there is evidence that hurricanes are strengthening.  

FAR contracts directly address this situation.

I got my first list of 300 addresses.

Also, as far as the loan is concerned.... you either have to have a sweet rehab loan, or some other way to buy the property.  3  Holding costs:  Not the biggest item on your list, but not nothing. 

However, that's not completely addressing the problem.

And after the 1 year owner occupy requirement, I can rent out the other half and the numbers work (but only with 2 tenants so vacancy rate is a concern).

There are plenty of real estate software/education scams out there so I felt like this was a very valid concern.

@Felicia Richardson I basically just found neighborhoods with duplexes that I felt matched my criteria (safe, in reasonable shape, strong rents in areas that were either growing or would remain stable), used Zillow/Google Maps to help get the addresses for all duplexes those neighborhoods, and then typed the addresses into the county assessors website (not sure if your county will have a site that allows you to search properties by address, but ours does).

My concern is that if i just jack up rents and say utilities included, the sticker price will scare people away.
