Rent is current $1100 per apartment which may be a little low for the current market due to a shortage of quality apartments.

A high quality, ethical Flat fee MLS would disrupt this industry and be a game changer to the industry. 

I’ve also used a couple of contractors out there and haven’t been satisfied with the communication and quality of work.

When those are compiled, I also look at the quality of the finishes/interior to match with my target completed improvements.

Obviously speak to an attorney, but document all fees for cleaning, and take from the security deposit.

Assault with a deadly weapon and shooting on an occupied dwelling tend to only happen in the worst.Having lived there for over 10 years location is definitely #1 as the neighborhood quality can change pretty quickly from street to street, so make sure you work with someone who really knows the area.Other than that, be sure to do your due diligence on the property itself as @Abraham Bar suggested.
