So the following breakdown: Day 7- Courtesy "you need to pay your rent" notice goes up (both posted on door and regular mailed) *records are kept of mail date/location and photo evidence of notice posting*Day 14- "14 Day notice to Pay or Quit" goes up (posted on door and mailed both certified and regular) *records are kept of mail date/location and photo evidence of notice posting*Day 28- Eviction officially is filed with attorneyBy this time we hope that the tenant has made an effort to pay but if they are unwilling or will not communicate with us, we have no further choice but to bring legal action against the tenant(s).

I'm also looking for a property that can be functionally improved (with as little effort and risk as possible).For instance, I recently did a rehab on an 100+ year old house that had sat on the market because it was on a somewhat busy street, and it had a funky floorplan (but, because it was in a trendy, A neighborhood, I knew that the busy street wouldn't deter tenants...and I knew I could improve the floorplan).
