I met an inspector inthe process because while I was looking for something, I made an offer on a duplex and I had an inspector check it out and I was there at the time and I was able to ask all sorts of questions and he pointed out many things to look for that I could look at before paying a pro to come check next time.I had just the month before closed on the house I am living in, using the same mortgage company, so I got really familiar with the process and all the documents needed, so this time I was told that I was so efficient with all that that the loan processor would not need to do anything if all the customers were like me. 

I am taking my realtors state exam next week and was wondering if anyone recommends a specific broker to work for?

Here’s the basic info: I put a house under contract by paying the wholesaler, who is a FL real estate broker, the assignment fee.

Property Required docs First lien only Appraisal and inspections must be ordered by WL 1) The contract, 2) Your scope of work – this will be used 1) by our certified appraiser to help determine the ARV and 2) it will be referred to whenever you submit a draw from your repair escrow. 3) An insurance policy on the property where Investmark Mortgage named as the beneficiary (let us know if you need any insurance broker referrals) scope of work (SOW) examples – Bids from your contractor might be adequate to serve as your SOW as well. 

If you mean MLOs as in Mortgage Loan Originator, then the question I would ask is: why not just get a real estate broker's license?

Just think about it - before Charles Schwab, you would call your financial advisor/broker and pay $200 to sell/buy a stock.

I'm new to bigger pockets and I was curious what everyone is using for a CRM on the investing side for customer follow up, etc.

Lately the trend has been towards ipads, but as a customer I prefer paper because it's faster for me.I'm assuming that real estate agents prefer ipads because then all the contact information is already digital. 

I libe near Philadelphia with a very Full-time job and two kids I have a 200k line approved on my primary home ( it’s worth 450 easily and I own it outright at the moment)I’ve been to a few REIA meetups and met some local wholesalers and brokers, etc.
