OR maybe you are going to revamp OR re-purpose the real estate that you are considering.I guess what I am trying to say is that I would most definitely WOULD NOT buy a property on Kelly between 7-8 mile and just hope to get a tenant in it.I have walked down that road many times...and have driven down it hundreds of times.You are most certainly correct, it is better than most parts of Detroit. 

I'll also agree that "Multi-family Mania" has driven prices up and CAP rates way down to the 3-5% range in multifamily...but there's still a ton of investment potential in your Orlando Metro home market in SFRs and small multi-family especially. 

Your NOI may be higher or lower and the market cap for this type of property is locally driven.

Still driven to make something of myself, I made sure to finish school.

I am young, ambitious, and driven.

I have driven several neighborhoods, identified distressed properties visually, then found the tax billing address for owner occupied properties and because the property has been abandoned the postal service is returning my yellow letter.  

Within a year I would think as I had driven by the new construction the other day.
