There are several websites available today that will help you to calculate potential rents.

I'm not a huge fan of constant buying and selling - it's just too much damned work at this point in life - but for sure I would jettison anything that wasn't making an acceptable profit, and if you have any RE you should know this number. 

You can't accept anything over the allowed budgeted price.

That means that if you are a landlord of lower end rental you will be accepting that applicant with felony convictions, bad credit, and evictions!

ask them to confirm they understand your policies (no parties, no extra guests that aren't included in the reservation, etc.) before accepting their reservation request.
