I acknowledge the difficulties I will face with this venture and who knows how successful I will be.

No idea, every market is different and I would venture to guess that my market would have more of the modern and contemporary designs than TX.

Jay,Have had my eyes peeled on land and learning as much as possible.Still early days for me in this venture but 100% agree with you.Love the concept of hoarding land and the question for me is how to cashflow from it?

oh yea, I recently started my own business (2021 was my fist year in business, commercial door company, non real estate related venture) and gave up my w2 income and was already denied another refinance on my primary due to lack of self employment history. this was with the bank my business uses with and they want 2 years of self employment income on the books. end of 2022 will be 2 years so financing may be an issue if I want to 1031 now, but i havent really thought all of that out yet either. 

I wish I had some list or workflow (granted one that can be manipulated due to differences in properties) that would include all of these possible items that need to be addressed or a better system in handling all of the different inflection points of a rehab. 

Now taking note of the answers I’m going to look into creating a custom app on Podio that handles that type of workflows.

Any advice/suggestions of what I may overlook in a venture like this?. 

If you have some money to bring to the table , see if you can get into a  Joint Venture for the first few flips and keep it small like light rehab etc  ..
