Usually having a servicing company helps the lender to consider that.  

My experience is the min is around 15%, but I've read some posts on BP that some lenders can offer a lower minimum (but that usually means a higher interest rate).

Short term it is difficult to make the numbers work, the cost of new construction and the time it takes to zone-plan-build are usually the main reasons why private investors stay clear.

Rents for medium term rentals usually range from 1.5 times to 2 times the normal rent for a place.

An LOI isn't usually a big deal and I've had properties ask to sign one before a viewing and there wasn't anything fishy going on with those.

Fund of fund raisers need to do a much better job including descriptions of both double promotes and possible implications for LPs investing through a fund of fund vs directly.

I find that usually weeds out any problem guests. 

This dealflow is then supplemented with deals from the broker channel.The broker channel will get leads in the door quickly, but they are usually of questionable quality and loyalty.
