Homes that get more winter weather need a different level of upkeep, but nothing more than a regular home needs that is built for their specific area.

I quit my job 2022, live off rental income and we house hack a large 3 level house with rents totally covering mortgage.She has excellent credit and six figure yearly income.

So I think moving the lot lines so the house and 2nd lot can be sold separately or even developed and also doing a moderate level renovation could really increase the value of this property overall. 

However, there are types of tenants (similar to travel nurses in the US) which can be tapped into providing a consistent level of higher rents.

Sounds like the county failed on multiple levels including not giving proper notice, not sending notices to the correct address, etc. 

Turn-key would likely be the smoothest, but I am open to a fixer upper if the numbers work.As far as the unique funding, I am an equities investor with accounts held in trust and therefore my taxed income is quite low which limits my options unless I opt for a portfolio loan or separate entirely through a DSCR loan.

Is there another mountain area with much higher cap rates, even out of state but preferably in the upper western US?
