Unfortunately it was hard to find a contractor during the summer who would take on this "small" job (~$3k).

Both parties are deceased with no known heirs and unfortunately, we do not have the necessary information to get a copy of the death certificates.

I use Facebook groups a lot but vet the contacts  that I find there  with caution..we do have a property manager at moment .She has had no luck yet finding viable qualified tenants unfortunately . 

The idea of my thread is to share my experience and check if I can get advice and emotional support from like minded individuals but unfortunately the post was not properly understood and only people who are either PMCs or associated with one have answered.

I will not, under any circumstances, send a copy of the borrower's financials documents to a seller/agent. 

First, unfortunately many CPAs are not interpreting the Regs to IRC 469 properly and some are even defaulting STR to Sch C and SE tax without regard.
