If the area is not a true "retail corridor" your pool of potential tenants will be limited to mom & pop shops, which can no doubt be fantastic tenants, but are less desirable due to the associated risk.If your budget only allows you to buy a property in an undesirable area it may be better to save up until you can afford a nicer area or look at alternative investments.

Technically I own the rights to be paid on those liens for 20 years, but given that they are liens on undesirable rural land, the likelihood anybody would buy them is remote.All of my liens were selected and bought for me by PIP with the intention of getting them either redeemed or foreclosing on the underlying asset.

For me, the only undesirable part of flipping homes is my tax bracket, so if you can take advantage of the GIFT from the government for primary residence, I would say, that is the way you can dramatically increase your profit without increasing your risk.
