You want to make it seem like you're just offering to provide data.Another trick is to have your own appraisal done prior to listing the property for sale or having it appraised by the appraiser that matters.

I have even helped them if two guys can tackle a smal task much quicker than one (pulling wire, testing things etc).I have found there is no trick, hire good people, and try to keep them happy.
