You will truly be raising the clock, as each day will cost you very significant money.  12% interest on $250k is $2500/mo, or about $80 per day in interest, not including your other carrying costs (utilities, property taxes, insurance, HOA).

We're likely in decent shape the next year or so, but in my mind, inflation will be key to watch. higher inflation will mean higher rates- may be good for property values if the overall economy stays strong, but inflation will likely raise interest rates.

Back 25 years ago I was named in two lawsuits solely because the plaintiff attorneys found out I was raising capital for a new investment fund, and they knew it would be cheaper for me to pay them off then to have to disclose the lawsuit in the Private Placement Memorandum.
