The problem here is NOT evidence, it's information deficit, you my friend Albert are simply not informed of such because like the population of U.S. at mass you do not keep informed of such, and understandably so, it's rather "dry" boring and very technical stuff.

Well, technically, you have to wait until the order is final and non-appealable, 42 days after the judge's order.The "older system" (still used by some counties) is the one that allows possession.

Additionally, you may qualify for the owner occupant exemption if you live in a unit within a 4-plex (or smaller), where you would technically be exempt from the fair housing act, but this exemption may not extend to your individual state or municipality.

My PM failed to let me know about the 21 day itemized rule, let alone initiate conversation with the the tenants for repairs and those tenants are refusing to pay anything past $4100 due to that technicality.

Can these be tax write offs (home office, phone, car expenses, etc) even though I won't technically be making money for some time until everything is completely built and leased?
