Because technically if you do the work yourself, you are not "hiring a contractor" so I wonder if that gets you around it. 

I have a very similar property, it's technically 2 parcels together with a 2 family in front and an 800 Sqft ADU cottage in the back, they share same driveway and I have parking in the front. 

After posting on the zillow, do I show the property to only those tenants whose credit/criminal and other background checks out?

You must be a lawyer and the most you can charge then is 25%, not to be more than $1,000.YUP OLD OLD information being regurgitated for the new investor who does not realize that so many counties frown on this while technically possible to do in some areas.. 

But they’ve asked to come up with a solution since the loan isn’t technically assumable - something equivalent to acquiring the LLC that holds the property. 

But frankly, the only people who are losing now are the ones who are trying to time the market.So, I don't think it's just a weird sales tactic to say it’s a good time to buy, I think it's reflective of the fact that it IS technically always good to buy… as long as it’s a payment that YOU can reasonably expect to pay over the next few years.The reality is, it’s a good time when YOU are ready to take action!

I find that when I allow pets, I get more and higher quality applicants who earn more, have better credit, and have fewer background problems.

And back ground on the principals probably would have shown lack of experience. ???
