The best way for a small number of properties is 3 accounts.  1) an escrow account for holding security deposits. 2) a deposit account  (savings or checking) where the tenants place there monthly rent. 3) an operating account where the money from account 2 is moved (sweep or manually moved) to pay the bills for the properties.

One of my college roommates was an architecture major and I got to overhear dormitory conversations about the failures of sweeping up slum dwellers into high-rise apartment buildings.

Indestructible and can always be made to look like new with a good sweep and mop.

Just lots of things to think about before you just make sweeping generalizations about turnkey or almost anything else regarding real estate

Some of the better ones are: MNREIA and TWINREIA -both great for a sweeping mix of experienced and newbie investors and a variety of topics, however MNREIA is huge with national speakers, while TWINREIA is a small but usually excellent discussion group. 

If you can train your tenants to store food in proper containers, not to leave old stale pizza laying around and to sweep and vacuum regularly you will solve the problem. 

I spent the evening yesterday cleaning, and even after 2 hours, had only managed to sweep a bit more than half of the second floor (approximately 2000 square feet).

At each property we give one of the tenants a $50 credit each month for cutting grass in the summer, leaf cleanup in the fall, shoveling the short sidewalks in the winter, keeping common area hallways & stairs cleaned up year round (vacuum/sweep every other week).
