This is a pretty old post - not sure why a newbie felt the need to resurrect the dead here - and I'm not sure the OP is still hanging around, but if he is:The first rule when you are in a hole is to stop digging.

Make sure you are clear on your objective so they are not showing you deals that are not worth looking at. 

People who have maturities coming up shortly and do not have the 20-25% equity to refinance or if they do in one project they are using one deal to support others. you have to treat each deal separetely and make sure they each support themselves long term.

I'm sure there are other similar services out there. 2) DSCR loans would probably be your best bet.

Maybe a fresh coat of paint, flooring, unless what's there now if salvageable, make sure your electrical and plumbing  are in good working order.

It has been a grind for sure.   

If you're going to renovate you want to make sure that the cash flow and equity is worth it. 

I'm sure most of them believe they are doing good, however I assure you, you can have a much more legitimate sales job.

I'd really like to see something legal in nature that supports the deal failure, however I'm not sure exactly what to ask for. 

Southwestern Michigan offers plenty of charm and is a destination place but would definitely make sure your ROI makes sense based on your long- and short-term goals with the property.
