That's called rehabbing.Or do what my cousin does buy homes rent them out and wait 5 years for the house to go up in price and then sell all the houses and collect.That's part landlord ... part speculator.

This is why you occassionally see messages on this board stating "need to borrow $100K by this Friday" or "need $100K for short term loan".Banks say they do this because they don't want to see inflated prices from speculative investing.

2. speculation projections - if it's a breakeven property now with conservative numbers - does that offset the fact that speculations indicate large equity growth in the near future3. your operation funds - what you have in the bank to manage the property and possible negative cash flow4. experience - you or any partners you may have that have done this before.this is just a quick snapshot.

If they build on speculation and take years to sell the properties, they don’t like that: they’re builders, not Realtors and using a Realtor just cost too much.

AVR is speculative (even w/ recent comps) and actually from reading these posts and working in the market I'm at, an AVR estimate is quite scary.What I find to be the truth is that Real Estate is a commodity.Also it's cyclical, when the Supply is greater, or much greater than the Demand somerthing has got to give.These are very interesting times, with the lack of wages going up, how can rent increase in the short/long term?
