I didn't read the website you were referring to earlier, but I know that there are attorneys who specialize only in dog bite cases - because there are laws on the books that give specific penalties that are non-negotiable, related to dog bites.  

There are PMs and Agents/Realtors that specialize in the rougher parts of the city.

These are also great markets especially with the discounts we are seeing. 

I pay my CPA for QB's and get a small discount.

Would this be better to try and go through a local bank or is there good options for private money or other banks that specialize in this?

If anything there might be a discount b/c there are so many landlords who want this option so that they don't have long term tenants in the building so they have the option to sell the place vacant.

We need to optimize industries our areas offer or specialize in.My area has tons of fruit orchards and crypto / blockchain mining operations.  

you need to own the land or have more experience. make 100 calls to land developers nationally. use linkedin and get some experience for a month. this is a self taught business. very specialized.
