My son was born in a duplex i bought while my wife was pregnant :) Your plan is solid if you can sacrifice as much as possible now for later.

One on hand you want to reach financial independence/retire and/or be able to pay for your son to go to college; on the other, you want to enjoy life and give your family what they want.

My son attends TAMU and rather than paying someone else rent we thought it made sense to own and have others rent from us.

I have the more would have should have stories I owned a number of properties in the bay area that I bought some for under 100k and one for as low at 12k in East Palo Alto :) Oh well if I kept those I would never have found bigger pockets..
